Background
and Experience:
My name is Michel Lautensack and I
started real estate investing in 1999 as a way to generate passive
income and long-term wealth. Despite numerous mistakes and
"learning
experiences", by 2005 I started to have some real success and made the
leap to a full-time real estate investor. In 2007, I started
a
residential property management company called
Del
Val Property Management
LLC serving
the Philadelphia area. Today I continue to invest in real
estate, grow
and develop my property management company and now spent more and more
time in teaching and coaching
real estate investors.
After
completing my MBA from
Penn State in 1992, I began my career in the corporate world.
However,
like many of you, I became frustrated with the long hours, high stress
and always being away from home and kids. I wanted a life
style where I
could be home for my kid's sports and other activities and I knew real
estate investing was the answer.
I started
buying single
family homes from HUD, VA and motivated sellers and grew my business
from there. The single most important lesson I learned over this period
is how to use Direct Response Marketing to
attract truely motivated sellers. I developed marketing
pieces and
systems that allow me to find deals at 50% to 70% of their real value
and build long-term equity. Today I own 25 single family
homes and
manage over 150 properties for other investors.
