Real Estate Investing - How to Use Your Local Newspaper to Raise Money From Private Lenders
It's no question that the real estate industry is suffering in this age of economic turmoil. Some have said that the mortgage industry has all but collapsed. People are afraid to buy and it's becoming near impossible for a homeowner or a real estate investor to find a traditional mortgage. Meanwhile, those still actively marketing their services are thinking outside the box for new ways to promote their services. Perhaps you are one of them. Understand that your primary goal is to appeal to private lenders, not traditional lenders. Your goal is to find as many lenders as possible to create a list of contacts and then filter out the less qualified or untrustworthy ones as you go along. How can you get started? One way to do this is to start advertising in local newspaper ads. Yes, people still read the newspaper, especially the small newspapers, since they are more about community than hard "news." Why not place an ad in a small local newspaper for your free educational seminar or free brochure? The reader can think whatever he or she wants ("Oh, what's the catch?") but will soon determine that they have nothing to lose but a few minutes of their time. What are some tips in submitting a newspaper ad for real estate investment? Consistency is a major issue. You submit one ad and wait for results, and you may never get a call for the rest of your life. However, if you consistently print ads that periodically change, and allow the viewer time to think your offer over, you will get results over time. Try and experiment with running the ad on different days. You may find that each day seems to market to a slightly different audience. For example, Monday is geared towards men reading sports news, while Sunday is the best day for classifieds and financial news, and weekend days are better for entertainment venues in town. You could also ask the newspaper for color advertising, unique bordering, or anything else that stands out to the reader. It's best not to rely on the newspaper staff to design an ad for you though; they are only experienced at creating dull, "standard" ads and that's what you want to avoid. Be sure to provide enough information for the space you are paying for. Don't fill up your ad with more white than black, assuming neatness is the key to selling. It's all in wording and you want to use as many words as possible to capture attention. Don't limit yourself to just one newspaper. Broaden your horizons and see what works.
